Planning Applications Process

When your development proposal requires planning permission, you will need to submit a planning application to us. The necessary application forms and guidance notes for their completion are available online. See - Application forms and Guidance Notes

Following submission of your application the Council will publicise the proposal and make the application documents available for inspection. Comments on planning applications can be submitted electronically or by post. Further information on commenting on a planning application.

Consultations with interested parties and statutory consultees will be undertaken.  If insufficient information is contained within your application to assess it fully you may be asked to provide further details or clarification. Decisions on most planning applications are made under delegated powers, which means the decision can be made by authorised officers of the Council.  If an application cannot be decided under delegated powers it will be put before the Development Regulatory Committee for decision. The Council aims to make timely decisions on planning applications after taking into account all the relevant planning considerations and planning policies.  However, due to the complexity of some proposals, particularly those accompanied by Environmental Statements, decisions may take a little longer than for more straightforward proposals.  The case officer for your application will keep you advised of likely timescales for reaching a decision.

Following decisions on planning applications, applicants may appeal against refusal of permission or appeal against planning conditions. You may also appeal if the Council fails to make a decision within the required time period. See - planning application appeals.
