Do I need a Home Information Pack (HIP)?

From 1 August 2007 HIPs are required for properties marketed as homes with 4 bedrooms or more. From 10 September HIPs will also be required for houses with 3 bedrooms.

Who is responsible for ensuring the Pack is available?

The person marketing the property must ensure a valid pack is available. Sellers have a number of options; they can compile it themselves, ask their solicitor, licensed conveyancer, estate agent or a dedicated Home Information Pack provider.

An Index

An Energy Performance Certificate (EPC)

A Sale Statement

Standard Searches e.g. local land charges register, drainage and water searches

Evidence of Title

Are any other documents required?

Optional documents can be included at the sellers request e.g. a Home Condition Report and Other Searches. A full list of optional documents can be found at Home Information Pack: Optional items.

How much will the Pack cost?

The cost of the pack will be around £300-£400.

I am selling my house privately, do I need a HIP?

If the property is part of a private sale and the property is not marketed then a HIP is not required. Other exceptions apply, for example if the property is used as holiday accommodation or if the property is due to be demolished. How long are Packs valid?

Title and Searches cannot be over three months old when a property is first marketed. EPC cannot be more than a year old. If a seller takes a property off the market and then puts it back on, the same Pack can be used, providing remarketing starts within a year of it first being marketed.

Where should I go if I have a complaint?
